Mr and Mrs W
Based in the Inner Avenue area of Southampton, our clients approached Marques for a valuation for the letting of their three-bedroom, mid-terraced house. The property called for modernisation to comply with Health & Safety legislation and to attract a strongly monthly rental income. With finances tight, the landlords took advantage of Marques Premier guaranteed rent option that covered the cost of redecoration, new carpets, a bathroom refit and new smoke detectors – all carried out and funded by us. The cost of these works were recovered from rental income over three years, during which time the landlords received a guaranteed monthly rental of £600 and enabled them to meet their mortgage commitment.
The investor collective
We worked with a group of 10 investors who were interested in buying modern new-builds. Marques led the negotiation process for the purchase of 12 apartments, dealing directly with the developer and successfully achieving a substantial discount that was passed onto our clients who paid an agreed finders fee for our services. We also devised and delivered a furnishing package to prepare each apartment for the lettings market. The result: every property was let and managed by Marques prior to building completion ensuring no void periods were experienced.
Marques sold a three-bedroom detached home in the Shirley area of Southampton to our client, Mr H. The property occupied a large site with gardens to the front and rear, which offer scope for an extension of the building. We were instrumental in working with the local architect and submitting a planning application for proposed works. We were subsequently awarded planning consent to convert the existing house and create four one-bedroom flats on the site. On completion of the building works, we sold all flats to an investor client for some £480,000, turning a handsome profit for Mr H on a project that took less than a year to compete.
Existing portfolio landlord
One of Marques’ existing landlord clients expressed a desire to sell an extensive portfolio that comprised over 40 properties. We collaborated with members of our established network of investors and sold the entire portfolio to four different buyers. Thanks to a skilled negotiation strategy, we ensured all properties were exchanged and completed simultaneously in what emerged as seamless transactions for our client. Marques successfully retained the management of the entire portfolio.
