ADVISE NOTES
TENANTS
All properties will be let on a minimum term of six months. An administration charge of £170.00 + VAT per person is payable on completion of an application form. Should a Guarantor be required a referencing fee of £30.00 + VAT per Guarantor will be applicable. If the applicant decides not to continue with the tenancy, the administration charge is non-refundable.
For overseas referencing a further charge of £10.00 will be made for each person.
For company referencing a one off cost of £225.00 + VAT will be made.
Prospective tenants must be aware that we take up 3 references and a credit search on each applicant. Tenants must be 18 to sign the Tenancy Agreement. Rent is payable monthly in advance by standing order.
After the initial six months if tenants wish to renew the tenancy there is a renewal fee of £50.00 + VAT.
Tenants will be responsible for gas, electric, water rates and council tax bills. All Utilities will be notified by marques. B.T and N.T.L telephone reconnection and Disconnection will be the tenant’s responsibility.
DEPOSITS
We will require on or before the commencement of any Tenancy Agreement:
One months rent in advance and security deposit, equivalent to one month’s rent plus a damage deposit of £200. As these funds must be “cleared funds” before the tenancy commences, we require payment in the form of Bankers draft, Building Society counter cheque or cash. If payment is made by personal cheque you must allow 10 working days for clearance.
TENANCY AGREEMENT
All adults wishing to live at the property will be named on the Tenancy Agreement. The Tenancy Agreement will provide for all persons under the Tenancy to be jointly AND SEVERALLY RESPONSIBLE AND LIABLE FOR THE COVENANTS CONTAINED THEREIN. Adults who are not named on the Tenancy Agreement may not live at the property. Unless there is a break clause for you contained within the Tenancy Agreement you are committed to stay and pay the rent for the full term. If there is a break clause in your favor written into the Tenancy Agreement please note that under Common Law if one tenant gives notice he gives notice for all joint tenants.
RENT
Rent for properties that are due to be occupied by groups of professionals. Sharers/students are normally calculated on per person per week cost basis. Please check the rental value of the property you are viewing to ensure that there are no discrepancies should you wish to secure a tenancy.
We must point out whatever private arrangements may be made regarding rent each tenant is responsible for ensuring rent is paid on time and in full.
Important Notice to all Prospective Tenants
Before setting up a tenancy, we will take up references on you.
In order to assist you in finding the right property speedily, it is important that you supply us with mandatory information to reference you properly.
It is essential that all the information requested is supplied and the form fully completed and legible; missing information will delay your application and may endanger your choice of property.
When completing the reference application form, you will need to have the following information/supporting documents with you.
- The full address of your current property, including the post code
- Your chequebook and bank details including account no. And sort code
- If less than three years at your current address, a list of all addresses for the last three years with post codes and dates of occupation
- The full company name and telephone and fax number for your employer
- A contact name / company name, address, telephone and fax number of current letting agent or landlord (if applicable)
- All telephone and fax numbers given must include the full STD code
- You must provide proof of identity and proof of residency at your current address by providing at least one of the following:
- A driving Licence with your current address or
- A recent utility company bill no more than three months old or
- A recent mobile telephone bill or
- A council tax bill in your name at your current address or
- A signed and dated letter from your employer’s human resources department or finance director showing the name of the individual and their position within the company
PLEASE NOTE: Bank statements, DSS / pension pass books / Benefit vouchers are not acceptable as proof of residency. Please ensure that ALL referees you have provided have been advised that they will be contacted by a referencing agency.
