Tenant Deposit Scheme

Tenancy deposit protection (TDP) schemes are government schemes that safeguard tenants from losing their deposits. Under this scheme the deposit money is kept safe in a bank account. When the tenancy ends, it releases the deposit to the person who is entitled to it. If a rented property is not damaged during the tenancy the tenant will receive the entire deposit back.

1 Register your interest

Register with us either by contacting our Southampton office where you can discuss your property requirements or you can register your interest about a specific property online if you are short of time. With hundreds of properties to choose from you can rest assured we have just what you're looking for.

2 Finding the right property

Once we have a clear understanding of your requirements you will receive a selection of properties that match your criteria. We can also keep you constantly up-to-date via email and SMS alerts when the latest properties become available.

3 Is a short let right for you?

A short let offers a good alternative to staying in a hotel or serviced apartment. They are especially popular with people getting to know a new area or those renovating or moving home. A short let can offer you flexibility in rental length and is usually furnished to a high standard with all bills included in the rent (excluding telecommunication services).

4 Consider a managed property

An increasing number of tenants insist on renting fully managed properties for complete peace of mind. This option has the benefit of a dedicated Property Manager to handle your day-to-day issues, a 24-hour helpline with emergency contact details should a problem arise and the assurance that your property is fully compliant with all safety regulations (including Gas Safety, Electrical Safety and Furniture and Furnishings acts).

5 The key to successful viewings

In order to secure a property we recommend an early viewing. We will chauffeur you to your viewings ensuring you arrive in a relaxed frame of mind and accompany you throughout so that we are on hand to answer any questions immediately and advise where necessary.

6 Making an offer

Once you have identified a suitable property you will be required to complete an application for tenancy where you may state any special conditions of the offer and provide details for your references. We will then communicate this offer to the landlord.

7 Offer agreed

If your offer is accepted we will organise the following regardless of whether your property is managed:

  • Collect references from the referees that you have provided
  • Arrange signing of the Tenancy Agreement
  • Collect your moving in payment (rent + deposit)
  • Carry out your check-in and inventory

8 Completion

Upon completion, you will be given a set of keys and if your property is managed we will provide you with your dedicated Property Manager's contact details. Congratulations, you can now move into your new home!
